Quinta Velha is a property with 2 'quintas', each of which has its own particular activity.
In total there are approximately 43 hectares situated on the edge of the Castelo de Vide municipality, located in the Upper Alentejo region about 200 km from Lisbon Airport and just 10 km from the Spanish border.
Both properties are completely fenced and are equipped with all the machinery, such as tractors, implements, trailers, etc., necessary for usage of the land.
The larger homestead has progressively come to be organised for equestrian activities with the ultimate aim of developing an equestrian tourism project with viability projects for expansion. This recreational 'quinta' has a constructed area of around 1,800 sqm and comprises the main house and a swimming pool which occupy an area of 522.4 sqm and there is the possibility of extending the area of construction. As well as the main house, there are other smaller buildings and annexes with approval for the construction of a further 70 sqm giving 2 more separate studio style bedrooms.
The 3 bedroom domestic staff quarters and pavilion is annexed to the indoor horse training school and stables block. The indoor school has an area of 30 x 15 metres with 15/16 stables and there is a barn for hay. There is a lounge area which gives directly onto the training school.
There is also an outdoor covered school of 30 x 15 metres and an outdoor arena of 65 x 25 metres.
In addition there are some farm buildings and a flock of 30 black merino sheep which produce lambs and help to keep the grass down.
The whole property produces fodder for the horses and is practically self-sufficient enough to support 10 stabled animals.
With regard to water, the property has an irrigation system (currently inactive) for 6 hectares which is fed from two wells, two good natural springs and three licenced boreholes with more than enough capacity for the consumption of the present land usage. There are also two old irrigation tanks.
The other property was the subject of a forest densification project which was begun in 2007 and has the equivalent of 15 hectares of cork oak in different phases of growth. There are two run down buildings and two water lines in use for the livestock which are at present kept in the fields and help to control the grass. It has been receiving a subsidy for 20 years for the loss of production in the forestation projects.
