Portugal's luxury property market closed 2025 with a record transaction volume of €41.2
billion, from the sale of around 170,000 properties — according to the new edition of the "Realty Premium Market" study by Porta da Frente Christie's and NOVA SBE.
In the high-end segment, the average price per m² reached €7,945 in the fourth quarter
of 2025 — up 8.5% year on year, with cumulative appreciation of 35.8% since 2021. The sub-segment of properties among the 10% to 5% most expensive on the market stood out, with 10.4% appreciation versus 2024. The study, coordinated by economist Pedro Brinca, concludes that supply remains "structurally limited": Portugal's construction rate stands at 4.2 homes per 1,000 dwellings, against a European average of 7.1.
