Between Lisbon and Cascais, Oeiras is establishing itself as a residential destination
in its own right — neither an extension of the capital, nor a copy of neighbouring Cascais. Areas such as Algés, Miraflores and Carnaxide fall in step with Lisbon's urban rhythm, while Santo Amaro de Oeiras, Paço de Arcos and Alto da Barra offer a calmer lifestyle.
Prices reflect this diversity: top-tier coastal developments with sea or river views come close to €14,000/m², while projects aimed at the domestic market range between €5,500 and €6,500/m². Demand continues to outstrip supply — especially in new developments, many of which carry waiting lists even before launch.
